Common signs

Signs your crawl space is holding too much moisture

Moisture under a house usually shows up in a few familiar ways.

  • Musty or earthy smells

Odors that seem stronger in certain rooms or after wet weather can start below the floor.

  • Damp surfaces

Condensation on pipes, ducts or framing, or soil that never seems to dry out.

  • Bare dirt or failing plastic

Exposed soil, or an old barrier that's torn, loose or no longer covers the ground.

  • Sagging, wet insulation

Insulation that is heavy, matted or hanging down from the floor joists.

  • Heavy, humid air

The crawl space feels clammy, especially through our long rainy season.

These signs can have more than one cause. That's why we inspect before recommending anything.

How it helps

What crawl space encapsulation does

Encapsulation closes the crawl space off from the ground and outside air. A durable liner is installed over the soil and up the foundation walls, and seams and edges are sealed so damp air has fewer ways in.

In many homes, the result is a cleaner, drier crawl space that's easier to keep in good shape. Some homes also need drainage, a sump pump or humidity control as part of the system. If yours does, we'll explain why.

  • Liner covers the ground and runs up the walls
  • Seams and edges sealed
  • Plan built around what we find during the inspection
  • Clear scope and price before work starts

Encapsulation isn't a fix for everything

If water is pooling or flowing under your home, it needs to be handled first with drainage. Encapsulation also doesn't repair damaged framing. We'll point out anything like that during the inspection.

Know the difference

Vapor barrier, encapsulation or drainage?

These are three different services. Knowing the difference helps you avoid paying for the wrong one.

Vapor barrier

A ground cover that limits moisture vapor rising from the soil. A good fit when the main issue is bare dirt or old, torn plastic.

Encapsulation

A sealed liner over the ground and up the foundation walls that closes the crawl space off from damp ground and outside air.

Drainage & sump

Collects water that gets into the crawl space and moves it out. Needed when water pools or flows, and done before anything is sealed.

Questions

Crawl space encapsulation questions

How do I know if my crawl space needs encapsulation?

Not every crawl space does. If you have bare soil, damp conditions, musty smells or an old barrier that has failed, encapsulation may be a good option. We inspect first and will tell you if a vapor barrier, drainage or another repair makes more sense.

What's included in an encapsulation?

The scope depends on your crawl space. It typically involves preparing the space, installing a liner over the ground and up the foundation walls, and sealing seams and edges. If we find standing water, damaged insulation or other issues, we'll explain what else is needed so nothing is a surprise.

What if water is pooling in my crawl space?

Standing water should be handled before the space is sealed. That may mean a drain system, a sump pump or both. We look for where the water is coming from and include it in the plan if it's needed.

Will encapsulation get rid of musty smells?

It can help when the smell comes from damp soil and moisture under the house. Odors can have other sources too, so we look at the whole crawl space before making any promises.
